Qualifying

To qualify for a Habitat home you must meet the following 5 criteria:

Family Status

• First-time homebuyer

 

• Live or work in Mecklenburg or Union County for a full year prior to application

 

• Must be an American citizen, legal resident, or have the right to work in the United States

Income

• Employed in your current job for six months, earning a steady income for the last year, and worked at least 12 months for a single employer

 

• Yearly gross income is between the minimum and maximum shown in the Table 1. Income such as child support and disability can be counted if it will continue for at least three years

 

• Applicants working for a temporary employment agency will be considered if they have on year of employment without interruption and continued employment is likely

 

• Self-employed applicants will be considered if they have two years of work history with verifiable income

Rental History

• One full year of successful renting within the last three years (There must be a formal agreement with a landlord in which the applicant is listed as the responsible person on the lease)

Credit

• Non bankruptcy in the last seven years

 

• Total debt does not exceed 10% of total household income EXCLUDING medical and student/education loans

Housing Need (may include any of the following)

• Substandard- Structurally unsound or dilapidated housing; broken plumbing; faulty or unsafe electrical service; inadequate heating; etc.

 

• Unsafe- Multiple crime-related police calls in your immediate neighborhood

 

• Cost-Burdened- Rental payments are 33% or more of your total income

 

• Overcrowded- Adult and child (one year or older) sharing a bedroom; more than two children sharing a bedroom; two children of opposite sexes sharing a bedroom
